Ability to examine title and effectively communicate curative issues to appropriate departments
Problem solving and seek out new solutions to issues and/or work a rounds
Resolve routine and title issues including, but not limited to; vesting, judgments, liens subordination, release title issues; assignments (chain of ownership)
Manage high risk title issues that may delay foreclosure or prevent marketable title in the Foreclosure or Loss Mitigation process.
Manage litigation, with legal department and local counsel, which may affect investorien position.
Daily monitoring of contested legal matters, exception timeline reporting for foreclosures, new pleadings, issues and holds, and coordination with outside counsel.
Shall offer servicing operations support with BPO/Appraisals, Property Valuations and Invoice
Management fee authorization and invoice remittance
As required, prepares or requests deeds, affidavits, and other documents and transmits them to appropriate persons for execution to meet title requirements
Executes title curative actions to ensure a timely and effective foreclosure process
Maintain knowledge of title curative processes/industry challenges and solutions
Establish and maintain strong, effective working relationships with title, attorney, and servicing/investor partners
Track outstanding title issues and documents status
Maintain a high level of customer service through proactive communications with investors, attorneys and employees
Act as a point of contact/liaison with the attorney, ensuring that policies and procedures are followed, including compliance with federal laws and regulations
Approves fee authorization request by foreclosure attorney not to exceed the limits established for approval by Default Analyst
