Job Summary: Assists Director of Facilities (MH/WCV) with staffing, work duties, and miscellaneous tasks in maintaining the facilities and grounds at both Mennonite Home and Woodcrest villa in accordance with Mennonite Home Communities standards. This position has direct responsibility for the Maintenance staff and systems at all locations as well as all Environmental Health and Safety programs for the department.
MAJOR DUTIES/RESPONSIBILITIES: Practices a resident-centered focus with a high level of customer service and communication. Creating an environment of compassion by acknowledging and respecting the individuality of each resident.
Responsible for scheduling daily workloads and insuring work is completed on time and at acceptable workmanship standards.
Takes responsibility for own actions and monitors personal performance to ensure quality resident care and quality services.
Responsibility to proactively plan, organize, delegate, for all maintenance related programs and all building systems at completion of work orders, preventative maintenance program, inventory control, oversee maintenance for all MH locations
Manage Maintenance team members, maintenance related contracts and duties as assigned.
Responsible for all aspects of Mennonite Home site Facilities related services to ensure building is maintained to the MHC standards.
Back up and support other departments as needed taking a lead role when required.
Perform building audits and inspections at each location.
Responsible to hold team accountable for work schedules, duties and tasks to a high standard of performance.
Responds to emergency/after hour calls and when needed to support the team.
Responsible for Snow and Ice removal and team coordination at both locations.
Adheres to MHC and department specific policies as well as OSHA, fire and DOH and all related codes.
Responsible for the coordination of material availability for the completion of work. Purchase materials in accordance with company purchasing policies.
Responsible for Environmental, Health, and Safety programs and team training for both locations
Lead role in the MH safety committee.
Responsible for managing budgets for areas of responsibility, making sure that job scopes are being managed, and documenting changes that could affect budget spending.
Interfaces with customers, contractors, and staff to assure quality service is being performed. Attend and schedule project and customer meetings as required for assigned projects.
Responsible to report any unsafe conditions found throughout MHC.
Responsible to be available for any emergency requiring additional manpower to ensure normal operations.
Identify cost savings measures that can be implemented.
Complete employee annual compliance and HIPAA training required by due dates.
MINIMUM KNOWLEDGE, SKILLS AND ABILITIES REQUIRED TO SUCCESSFULLY PERFORM MAJOR DUTIES/RESPONSIBILITIES:

Knowledge of established maintenance, fire, OSHA, hazardous material, insurance, and safety regulations and procedures.
Proven ability to read, interpret and work from blue prints, schematics, diagrams, etc. Capable of providing a sketch for direction to craftsmen.
Ensure safe working conditions are being maintained in areas under his/her care. Accomplish all work safely. Request training or information to define hazards or environmental risk if not known.
Have a current state issued Drivericense.
Participating in safety training programs and provide leadership by example.
Ability to interact well with all types/levels of people, both internal and external
Excellent organizational and interpersonal skills
MINIMUM EDUCATION AND EXPERIENCE REQUIREMENTS:
Education: High school diploma or equivalent with technical school certification.
Experience: Minimum 5 years direct experience in commercial and office building operations and maintenance or construction experience required. Three years minimum supervising experience necessary.
