DIRECTOR OF HOUSEKEEPING AND PLANT OPERATIONS IN THE NORTHERN NJ MARKET
Job Summary: The Director of Housekeeping and Plant Operations is responsible for the overall management of the Housekeeping, Plant Operations/Maintenance, security, transportation and landscaping programs for an upscale senior living community. You will also coordinate construction and renovation programs while working under the direction of the Regional Director of Operations. You will manage the program within the established objectives, policies and procedures, utilizing the principles of the company standards as the guiding philosophy in the day to day running of the department. You will be financially accountable for the program operating within the approved budget and will participate in Resident meetings/committees as directed.
Key Responsibilities: - Plans, organizes, and controls functions and activities of all support services under the scope of the contract
- Reviews and evaluates existing programs, services, policies and procedures
- Develops, recommends to Regional Director of Operations and implements or guides implementation of new and/or modified programs, services, policies and/or procedures
- Monitor flow and quality of work to assure timely completion of workload and adherence to facility's standards and regulations
- Advises on structural changes and additions and/or modifications to building
- Interviews independent contractors to receive and analyze bids, including blueprint analysis of proposed changes
- Submit bids and recommendations to administration for consideration
- Serves as liaison with contractors, architects, engineers, and material and equipment suppliers
- Maintains an environment that is in sanitary, attractive, and in orderly condition
- Develops and implements Preventative Maintenance programs as needed
- Prioritizes, reviews, and disburses work orders on a daily basis based on the facilities needs
- Plan, organize, direct, coordinate and supervise functions and activities of the department
- Conducts regular management team meetings and communicates with members of other departments to coordinate department activities
- Maintains the department in an pection readyate at all times, assuring the department operates within federal, state, and local regulations to include State Health Department, NFPA, CMS, EPA, DEP, ADA, and UST
- Maintains excellent relations with residents, client, and all community departments
- Serves on community committees and professional organizations
- Insures that competency in the position is maintained by participating in Community Works and outside training programs, as required
- Follows all Client and community policies and procedures
- Promotes the professional growth and development of team members
- Implements change to the housekeeping service program that enhances the desirability of the community for current and future residents. Encourage and nurture team member creativity and innovation with the Community Works program

Preferred Qualifications: - B.S. Degree in related field or related experience required
- Certified Healthcare Environmental Services Professional (CHESP) certification, highly desirable
- Minimum of five (5) years responsibility at a director level in areas of engineering, maintenance, and housekeeping
- Should have proficiency in Microsoft Excel, Word, and Outlook
- Excellent customer services skills
- Experience with Federal & State healthcare surveys (long -term setting preferred)
- Must have technical knowledge of electrical, plumbing, and HVAC
- Must have working knowledge of Life Safety Codes
- Experience with P&L accountability highly desirable
- Contract-managed service experience is desirable
