A key member of the Feasibility & Investment Analysis group, this role will perform a variety of market and financial analyses including but not limited to market-level analyses, feasibility studies, asset management projects including lease valuations, assessments of real estate renovations, acquisition / disposition transactions, management & franchise contract valuation, impact studies, cash flow waterfalls, debt & equity investment NPVs and IRRs, M&A analyses, and special projects.
The role entails working closely with fellow F&IA Team Members across Europe, Middle East and Africa, and with the line manager, in delivering industry-leading analysis and advice to key business stakeholders.
The role will be based in the Dubai Area Office with moderate travel within Middle East & Africa required.

What will I be doing? Essential functions include:
- Market/pro forma analysis: the feasibility function primarily focuses on proposed hotels. A typical pro forma analysis includes a site/hotel evaluation from the viewpoint of its utility for operation as a hotel; an analysis of the competitive ecosystem/city; understanding hotel demand patterns; determining a competitive set for the proposed hotel; investigating new supply entering the market; projecting hotel demand, average daily rate and any other relevant revenue-generating areas, e.g. food & beverage, spa; and bench marking costs against other Hilton properties, competitors, and industry standards.
- Investment analysis & valuations: the pro forma P&L serves as a basis for investment analysis and valuations, which support the decision-making process of our internal clients, which include Development, Real Estate & Asset Management, Operations, Finance, and Executive Management.
- Underwriting assumptions: recording underwriting assumptions and assisting with Development Authority memos and Investment Committee documents, as required.
- Impact studies: prepare impact analyses that investigate potential brand-on-brand impact in a specific location.
- Research: conduct research on a variety of travel & tourism-related topics and maintain databases of pertinent statistics, market research and any other relevant market intelligence.
- Financial models: utilise, maintain and update sophisticated financial, supply-demand, and pro forma and impact models.
- Meetings/conferences: attend development, real estate, and other internal meetings, as required, as well as relevant hotel investment conferences.

Actively participate in multiple special projects, committees and other department initiatives; act as an internal consultant to various departments, including Development, Real Estate & Asset Management, Operations, Finance, and Executive Management.

Qualifications Required Qualifications - Degree specializing in hotel administration and/or business/finance or experience in lieu thereof
- Experience in a hospitality consulting, asset management, feasibility or business/investment analysis or related function, or demonstrated ability to perform the requisite functions outlined above
- Strong Excel modelling skills
- Fluency in English; first-class communicator
Preferred Qualifications - Hotel operations experience; foreign language skills
- MS/MA/Master's Degree or experience in lieu thereof
- Knowledge of Arabic and/or French would be advantageous
