Being a leader
This role requires you to be responsible and accountable for the performance of the Assets, the management of staff employed as well as the achievement of desired fund portfolio outcomes and results. You will lead and manage a team of property professionals and ensure that all staff and contractors receive up to date training and site inductions. You will develop the team through performance assessments and training, managing staff workload through correct resourcing and developing a succession plan for key team members.
Being responsible
You will contribute to the development and fulfillment of asset strategies by developing asset strategies and plans. Delivering excellent service to our client is always our goal. You will play an important role by ensuring that the client (fund) asset plan expenditure savings targets are achieved as well as ensuring that the property asset management service offering is developed, implemented, achieved and maintain. On top of that, you will also ensure that there are no major risks associated with public liability, fire and lift safety, essential services, non-essential services, the staff and contractors. This includes addressing all issues within the appropriate time-frames and ensuring the client risk management plan is in place. You will also ensure that all company and building systems are operating and maintained properly as well as deliver required reports and plans timely and accurately.
Managing the day-to-day operations
As and when required, you will provide advice to client on the operational requirements of Assets, attend Project Control Group meetings for the commissioning of the Assets, develop House Rules Fitout Guides for the Assets and manage the smooth transition of assets from pre-completion phase to occupation phase. To ensure that the right talents are hired, you will interview and assess potential candidates. Managing the day-to-day operations also includes managing tenant liaison and satisfaction, operations, engineering and compliance matters. On top of that, you will manage repairs and maintenance, liaise/manage/ communicate with legal, town planners, surveyors, project managers, tax and accounting advisers. You will also be involved in capital expenditure implementation, tendering and management.
Being administrative
You will be involved in lease administration, lease management, budget preparation and delivery, budget forecasting as well as finance administration, billing and collection of rentals. You will also be involved in tenancy scheduling, tenancy fit-out co-ordination, capital expenditure implementation, tendering and management.

Knowledgeable and experienced
You are experienced in property/asset management, ideally with previous experience managing a significant commercial office asset of greater than 50,000 sqm. You are also experienced in preparing detailed asset plans, complex budgets and comprehensive reports. On top of that, you have an intimate knowledge of the office sector, ideally with some exposure to industrial and retail property as well as a track record of success in significant supplier contract negotiations. It would be great if you have a tertiary qualification, particularly in a property-related discipline.
People person
You are a leader who is people driven and is able to lead a medium sized team. You also have outstanding interpersonal and negotiation skills.
Capable
You have a high level of financial aptitude, analytical skills and computer literacy, with the ability to expand these skills as necessary. You also have a high level of commercial acumen and the aptitude to manage an independent profit centre. On top of that, are able to add value to commercial assets through identifying value enhancing operational property management strategies.
