JOB SCOPE Summary of Job Responsibilities
The candidate will report to VP, Retail. He/she will set and execute leasing vision, strategies and objectives for the Shoppes at Marina Bay Sands (Mall), focusing on commercial objectives and aligning the Mall luxury positioning and offer.
Job Responsibilities - Assist VP, Retail through being key point of contact for the management of all leasing related business issues and the interaction with existing and potential tenants.
- Prepare annual leasing budgets and 5 year income projects to support business plans. Ensure team achieve annual budgets.
- Manage existing income, ensuring earnings stability and identify and implement opportunities for new streams of income through the development and management of retailer relations as well as growing casual leasing revenue.
- Work closely with the Marketing team on the collation and interpretation of information and data, including (but not solely) Demographics, Shopper profiles, etc. to ensure maximum return on the Mall performance.
- Regularly review and adapt the retail mix, providing and supporting future business decisions and matching with current market trends and its movements.
- Providing weekly and monthly reports to VP, Retail as part of the business performance including the identification and evolving of departmental KPI's.
- Managing and supervising leasing team using best practice policies and procedures and the adaptation to change as required for constant service improvements.
- Managing and overseeing tenancy fit-out team, review all tenants design fit-out submissions and work with consultants on any construction or feasibility studies needed to ensure optimal use of retail sites in the Mall.
- Establish a clear leasing strategy by Identifying, negotiating and finalizing leasing agreements.
- Monitor changes in retail offerings, identifying new potential tenants and developing a clear strategy to attract them to the Mall.
- Lead on and the management of the leasing process, maintaining records, preparing offers, issuing leases, fit out and the ongoing process to the onsite commencement of trading.
- Identify, establish, strengthen and develop relationships with national and international retail brands and operators.
- Work with the Finance team on the management of collections, late payments and advise on any necessary legal actions.
JOB REQUIREMENTS Education - Degree in Retail / Real Estate Management, Business, Marketing or equivalent.
Experience - Professional experience in Singapore or regional shopping Mall management (leasing and/or asset management).
- Experience in planning new malls, during their construction phase as well as Malls in operation and under expansion.
- Experience in the execution of tenant mix and zoning within a retail environment.
- Knowledge of best practice related to mall operations and their associated policies and procedures.
- Understanding of real estate fundamentals.
- Understanding of luxury fashion trends and developments.
- Strong business acumen and good technical knowledge of leasing retail locations.
- Good understanding of mall leasing management.
- Strong leasing specific financial acumen.

- Excellent written and oral communication skills.
- Communicate tactfully, skilfully, and persuasively to negotiate long-term permanent leases with local, regional and national retailers.
- Ability to gain trust, demonstrate tact and diplomacy and maintain confidentiality.
- Proficiency with Excel, PowerPoint and Word software is required.
